Home Styles and Prices
Homes in Costa Rica are built with similar
materials to homes in the US except they use different types of wood and
mortar. Typical wood structures do not last long due to the humidity and
termites. Costa Rican builders use local wood called Melina which is a
very hard wood and they treat it with a permanent sealant that makes it
impenetrable by termites.
You can build an excellent home starting at
about $25 to $30 (USD) per square foot. For $80K you can have a home in
the 2000 square foot range with all the amenities you are accustom to at
home. CRLT has certified three companies who build to California seismic
standards. Take a look at some of the picture below for examples. We

Stucco House
Example
We can take you to this house and you will
like what you see. This home has tones of extras with a first and
second floor tilled porch. Imagine this being your house overlooking the
ocean! This 2000 square foot home, with all the extras, can be delivered
turn key for less than $100K (USD). This, including the cost of the
land, is less than many one acre plots in the area.

Wood House Example
This home has more of an open air type plan
with the eating area and kitchen outdoors. The wood work on this home
is fantastic and the bedrooms and bathroom are enclosed. Excellent
stone work accents to complement the wood work. This home complete
would be under $60K (USD) and can be built in about 4 months from start
to finish.

The Building Process
After purchasing your property, the building
process is simple and follows these general steps:
1. Select the home style you desire
2. Select a reputable builder
(see our list of certified
builders)
3. Retain general contracting services
4. Sign a contract with the builder and
general contractor
5. Retain general contracting services
and build
Depending on the size and amenities you have
built into the house, you can expect construction to take six months or
more. Typically, builders do most construction during the dry season
which runs from November through mid-May. Construction can continue
during the rainy season but is slows down significantly.
General Contracting
The biggest point of risk when making a land
investment in Costa Rica real estate is the building process. Language
barriers, distance and large variations in reliability of builder and
workers can detail even the best planned projects. Having local
representation who knows the local contractors and workers is
essential. That can make the difference between utter failure and
successful delivery of the vacation home of your dreams on property made
by the hands of God.
We are wired with all the necessary
technology so that you can feel like you are on the job site. You will
receive digital photos and video to keep you up to date on progress.
Your project manager will be on-site to ensure the home is built to your
specification and will keep the builder moving along according to
schedule. General contracting will cost approximately 10% of the total
cost of the home.
Builders

highest quality home at the price you are quoted. Builders will be
